1 /5 M T: Bad service, negligence. I bought a house as first home buyer at the end of 2023. This conveyancer did not told me that I am not liable for land tax. 1 day before settlement, he sent adjustment payments with full 2024 year landtax of the house owner $1624. I asked SRO, realestate agents, and many other people, all of them told me that I dont need to pay land tax, it is the contract that cheated me and the conveyancer must did his job to remove this payment. I ask Dennis to remove this landtax payment but he denied and dare me to go to court with lawyer becasue the fee will be higher than $1624. He definitely could do something in this case, but he chose not to protect his client. I had to pay $1624 because I chose a wrong conveyancer. I have lodged complaint to VCAT to sue him for negligence and asking for $1624 compensation.
