1 /5 Jyden Lawlor: Poor communication and out of his depth - led to costly delay in settlement.
Worked with Vincent. Never met him, but seemed to be doing an ok job at the start, not especially communicative or instructive but got all the basics done on time.
On the afternoon before settlement Vincent called me to tell me that my bank did not have authority to draw the shortfall amount for our property purchase from our account. This contradicted advice we had received previously from our broker and directly from the bank. Unfortunately the call came so late in the day I was unable to confirm with anyone else and Vincent advised me there was no other way to attempt to complete settlement on time but to request a same day transfer from the bank.
The whole thing was so stressful and confusing.
Unfortunately the next day when I was finally able to speak with my broker she confirmed that the bank DID have authority to draw the funds (just needed the information updated on the form) and there was no need to delay settlement. In fact the transfer that Vincent had advised me to make meant the funds were not available on the settlement date and so we had to delay by three days (long weekend) which cost us over $1k.
Afterwards we found out not only did Vincent not have any correspondence from the bank saying they did not have authority (he had taken the blank section of the form to mean this, which was wrong), but he had received an email from the bank early on the day of settlement requesting the information for the account which he never informed us of. If we had this information at this time we probably could have asked the bank to cancel the transfer and everything would have been ok.
The whole thing was really stressful and unhelpful and expensive - no idea why we paid him $880 to make the whole thing harder for us.
We contacted Vincent after everything was over to request the amount of fee back at least - still not as much as the whole thing had cost us, but he refused to take responsibility.
Please avoid this company at all costs.

Most of this is half-true nonsense.
If you can read through this and it all makes perfect sense and you are confident that you would have been alright taking Vincents advice, then by all means use his company. But if youre not sure, please go with someone else who gives you clear, correct advice on time!
Personally I wish I had done more research and hadnt trusted hundreds of thousands of dollars to an organisation based out of a massage parlour.
